Position: Project Architect

Location: Hybrid (Glasgow City Centre)

Salary: £35 - 45k (DOE) + bonus

Hours: 35 hour week, flexible by agreement

About Abode:

Abode are a boutique, design-led residential practice in Glasgow. We are currently a team of 3 and growing to 4. The studio stays intentionally small so craft, clarity and client focus come first. We create high quality private homes across the Central Belt, including considered extensions, townhouse conversions, careful refurbishments and new low energy builds. We deliver a full service from first ideas to completion on site.

What you will do:

• Lead day-to-day progress on selected residential projects

• Develop design proposals into clear planning and building warrant packages

• Prepare coordinated drawings, schedules and supporting information

• Attend client meetings, site visits and design reviews

• Coordinate consultants, track actions and close out information

• Respond to planning, warrant and technical queries

• Support projects during construction, including contractor queries, site reviews and design coordination

• Help ensure design intent, detailing and quality standards are carried through on site

• Contribute to improving studio systems as the practice grows

How we work:

• Hybrid working: mix of office (Glasgow) and home, agreed together.

• Hours: 35hr week. Overtime avoided where possible.

• Clients: mostly homeowners and property developers.

• Continuous improvement: Kaizen sessions focused on efficiency, service and quality.

• Onboarding and development: regular 1:1s with clear goals & expectations.

• Travel: driving licence essential. Frequent visits to client homes and sites across the Central Belt.

You will fit if:

• You are ARB registered, ideally with 2+ years post-registration experience

• You have strong experience working on residential projects in Scotland

• You have solid experience preparing Building Warrant packages in Scotland

• You have a good working knowledge of Scottish Planning processes

• You are comfortable attending site, speaking with contractors and helping resolve practical issues

• You are confident communicating with clients, consultants and contractors

• You are organised, proactive and comfortable taking responsibility

• You care about design quality, construction detail and practical delivery

• You understand that good work needs to be delivered within agreed fees and timescales

• You are comfortable working in a small studio where initiative matters

Strongly preferred

• Experience with listed buildings, historic buildings or conservation areas

• Experience with domestic alterations, extensions and refurbishments

• Revit experience, ideally at least 1 year on live projects

• Experience with traditional procurement or site-stage support

• Ability to produce or contribute to 3D visuals

Software:

Essential or useful experience includes:

• Revit

• AutoCAD

• SketchUp

• Adobe InDesign

• Photoshop

• Microsoft Word

• Microsoft Excel

Useful but not essential:

• Lumion

• Canva

• Drawboard PDF

We do not expect every candidate to be expert in every package. Revit experience is preferred, but the right attitude, judgement and project ownership are more important.

Package:

• Salary of £35,000 - £45,000 depending on experience.

• Performance based annual bonus.
