Architecture for older homes and buildings

Make more of the place you already love.

We help homeowners and developers understand an older building, work out what is worth doing, and carry the right idea through to construction.

A clear head before a drawing board

Older buildings rarely give you a blank sheet. That is what makes them interesting.

There are existing walls, awkward levels, planning questions, budgets and a life already happening inside. We start by getting to grips with all of that. Then we design.

Who we help

Similar buildings. Different priorities.

Homeowners and developers often look at the same opportunities from different angles. We understand both, and we are comfortable balancing the two.

For homeowners

You may need more room, a home that works better, or some honest advice on whether your plans are sensible. We help you improve an older property without rubbing away the character that drew you to it.

Talk through your home

For developers

Before committing, you need to understand viability, yield, consent risk and the technical realities of the building. We test the opportunity properly and help turn a promising idea into a deliverable project.

How we work

Diagnose.
Design.
Deliver.

The order is deliberate. We understand the problem before drawing the answer, and resolve the design before asking someone to build it.

01

Diagnose

We investigate the building, your brief, the likely constraints and the money available. The aim is to find the right problem before solving it.

02

Design

We develop the layout and character of the project, then guide it through planning, listed building consent and building warrant where needed.

03

Deliver

We prepare the information needed to price and build the work, help appoint the right contractor and can remain involved through construction.
