The Brief
This Category B listed townhouse in Glasgow’s West End had fallen into disrepair after years of use as an office. The goal was to restore it as a single luxury home, retaining its character while making it work for modern family life. With its heritage status and deteriorated condition, the project demanded careful handling and clear architectural leadership.
The Design Approach
We managed the process from concept to completion. That included preparing detailed heritage and listed building reports, negotiating with conservation officers, and securing planning approval. From there, we developed the full technical design for building warrant, addressing complex fire safety requirements such as integrating a modern suppression system within the listed fabric. We also coordinated sensitive stone repair strategies, ensuring the original façade was preserved and enhanced to match the quality of the new interventions.
At every stage, we balanced cost-efficient construction solutions with high-quality materials and detailing, ensuring that investment was directed where it mattered most. The result is a home that feels both luxurious and carefully considered, without unnecessary overspend.
The Outcome
The townhouse has been transformed into a refined single-family home that combines Georgian character with modern performance. The interiors are timeless yet practical, while the building has been future-proofed to meet today’s safety and sustainability standards. On completion, it sold for over £1.5m, demonstrating the lifestyle and investment value of a well-managed listed conversion.
